Keepmoat Regeneration was appointed by the University of Cumbria to deliver 71 high quality en-suite student rooms and houses, in the heart of the Lake District National Park.

The accommodation comprises 5 x 11 and 2 x 8 bedroom town houses which include fully accessible bedrooms that can be easily converted to further bed spaces if the need arises and utilised as conference facilities outside of term time.

Extensive Value Engineering and Innovative Solutions
• The University of Cumbria needed both cost and programme certainty to achieve their vision of high quality student accommodation available for the next intake of students in September 2016
• Keepmoat Regeneration worked closely with the University of Cumbria to develop a bespoke design using off-site manufacturing. Structural Insulated Panels (SIPs) provided a cost effective, environmentally friendly and labour saving alternative to traditional construction methods; reducing the construction period, waste, energy consumption and disruption to local environment.

Partnership Working and Conservation Area Requirements
• The scheme was designed to take in the considerations of the existing residential properties therefore we held open meetings to discuss proposals and update on progress. We designed the scheme to ensure windows did not overlook existing properties and utilised planting to create a buffer between the new and existing residences to retain their rural views
• The site is within a conservation area therefore the design required careful attention to ensure that the development reflected the local character of Ambleside. We engaged early and worked closely with the Lake District National Park Authority and Planners to ensure planning permission approval
• Our collaborative approach resulted in material selections that were sensitive to both the conservation area and the existing buildings on campus and around the town; for example, local slate was used for the roofs, wall hung slate finishes on the elevations of the buildings and traditional render techniques used to match existing buildings within the national park.
